with an outside designer or architect, this is a critical
step in helping you identify and balance your needs and
your wants -- "value engineering" to determine
areas of potential cost savings without sacrificing the
integrity of the design. We view this important step as
yet another design tool -- helping you establish realistic,
accurate material specifications and budgets to aid in final
design decisions before moving on to working drawings.

and benefits with regard to topography, trees, views, drainage
and site grading as they relate to construction.

agencies, architectural review committees, community associations,
utility companies, lenders, etc.
